Little City Investments is our sister company that makes hard money loans to real estate investors. These are short term, high interest loans. Typically they only make sense for investors that are getting an excellent value and plan to resell or refinance in 3 to 12 months. If you can qualify for a traditional mortgage, it will nearly always be less expensive than a hard money loan.

We are actively looking for more hard money loans. Please contact us directly if you have something you’d like financing for. We aim to give you a yes or no on your deal within 24 hours, and funding is typically available same day or next day. We are extremely straight forward and easy to work with if you bring us a deal that’s well-researched and genuinely worth investing in.

We are most familiar with central Austin, and deals in Austin proper will receive the quickest response time. However, we will consider anything in Texas.

  • 13% and 4 points
  • 12-month term
  • $500 processing fee only (no junk fees)
  • No appraisal required
  • Interest-only payments (monthly)
  • 70% maximum loan to value
  • No out-of-pocket funds required (other than monthly interest) as long as you meet the LTV requirement. No personal credit check; loans are made solely based on the value of the property.
  • Email us your executed contract and property details. We’ll need the address of the property and any supporting information including your exit strategy.
